Integrated Marketing for Construction

Integrated Marketing for
Construction & Homebuilders

Flyers and portal enquiries no longer tell you where a homebuilder's clients come from. We design the whole line, from publishing past projects to open-house sign-ups, measuring attendance and staying alongside people over LINE.

  • Google (SEO)
  • Instagram
  • TikTok
  • Official LINE account

Numbers

One firm in three posts. What worked was posting on social, and costs aren't being passed on

35.2%

Posting among construction firms: one in three

Share of construction companies using social media externally. Below the 40.8% all-industry average, and third from bottom by sector

Teikoku Databank, Survey of Business Use of Social Media, September 2023 (n=1,022)

46.9%

What worked was posting on social

The acquisition channel housing companies and homebuilders felt worked best. Social advertising tied with it, while print flyers and portals did not make the top

Biz Creation, Survey of Homebuilder Acquisition Channels 2025, July 2025 (housing companies and homebuilders, n=128)

29.7%

Firms with more enquiries: one in three

Housing companies and homebuilders who said enquiries had grown recently. Those saying they fell: 46.9%

Biz Creation, Survey of Homebuilder Acquisition Channels 2025, July 2025 (housing companies and homebuilders, n=128)

55.9%

What clients look at is Instagram

The social platform most referred to when building a home. YouTube follows at 43.7% and X at 38.2%

Zenrin Tokai, February 2025 (n=810, people who built a detached home within the past five years)

39.6%

Six tenths of the cost rises haven't been passed on

Cost pass-through rate in construction. Below the 40.6% all-industry average, so rising costs aren't reaching the sale price

Teikoku Databank, April 2025

68%

Seven in ten firms turn work away for lack of people

Small and mid-sized construction firms who sometimes turn work away for lack of people. The acquisition problem isn't only about volume

Craftbank Research Institute, Survey of Labour Shortages and Pay Rises in Small and Mid-Sized Construction, 2025 edition (5-100 employees, n=1,659)

Issues

Three things that actually get stuck in a homebuilder's marketing

01

You don't reach people before they decide to build

The sites are busy, and there is nowhere for people who have just started thinking about building to learn the company exists.

The fixSEO articles and video following the process from foundations to handover reach people before they start comparing.

02

Paper enquiries alone tell you nothing

Flyers and portals harvest the people already building. On the same page as your competitors, the comparison inevitably comes down to price.

The fixWe hold a place that shows the process of building, creating something to be compared on other than price.

03

Nobody knows what drove attendance

Without measurement on the sign-up form, whether it was the advertising, the article or the post that produced attendance is never recorded.

The fixMeasurement on the sign-up form and LINE sign-ups, reconciled with the ledger, counts where attendance came from.

Process

From analysis to improvement: how it actually runs at a homebuilder

Workflow

Strategy through advertising, measurement and LINE, taken on by us without being split up

Illustration of mapping the acquisition paths and designing the whole

Phase01

Assessment and overall design
  • Mapping the enquiry routes
  • Conversion to attendance and contracts
  • The annual budget split

First we find out where it's dropping off.

We start by organising enquiry volumes from flyers, portals, referrals and the web, and how many reached attendance or a contract. From your target number of builds we set the KGI, KPIs and annual split.

Phase02

Running the awareness work and producing landing pages
  • Multiple angles per idea
  • Publishing projects and sites
  • The open-house sign-up landing page

We settle who, what and how before widening the channels.

We set your competitors' messaging side by side and decide where you stand. SEO articles, publishing past projects, social media and the open-house sign-up page all use the same words.

Phase03

Building the conversion measurement layer
  • Tracking tags and UTM structure
  • Measuring attendance bookings
  • Dashboards

We confirm in numbers what drove attendance.

Measurement runs through the sign-up form and LINE sign-ups via the pixel, Conversions API and UTMs. Reconciling attendance and contracts has to be designed together with the rules for entering the ledger.

Phase04

Nurturing design
  • LINE scenario design
  • Messaging by stage of consideration
  • Messaging to past clients

You stay connected to people who won't build yet.

Open-house confirmations and day-before reminders, post-visit follow-up, and messaging by stage for people still finding land or working out finance. It runs as a system, not by hand.

Phase05

Analysis and improvement
  • Monthly reporting
  • Fast iteration
  • Budget reallocation

Next month's budget moves to what is working.

Monthly reporting runs attendance bookings, cost per sign-up, attendance rate and meetings booked. Budget and production volume move to the creative that responded.

FAQ

Questions we are often asked by construction firms and homebuilders

Do you have results supporting construction firms and homebuilders?

We explain examples and the process from close industries when we meet. The results with numbers behind them are collected on the social media management pages for each industry; use them as a basis for judging us.

All we have are photos of past projects. Can we still start?

You can start with photos. Property shots, drawings and site records are all perfectly good material once the angle is settled. Where a client's home appears, we agree the scope and the approach at the outset and put it in writing.

We're short of people on site and in the office. How much time will this take us?

Five to ten hours a month, as a guide. Concepts, production, ad delivery, the LINE design and reporting are ours. What we ask of you is attending one or two shoots a month and confirming facts.

Will we be able to tell which programme produced open-house attendance?

You will. Measurement tags and UTMs go on the sign-up form and LINE sign-ups, with the pixel and Conversions API configured. Start delivery before the measurement is in, though, and nothing gets recorded to judge on.

SEO, social, advertising, LINE: which should we start with?

The order comes out of the analysis. A firm with branded search but a weak landing layer and a firm nobody has heard of need the opposite order. There is no need to launch everything at once.

Doesn't more ad spend just drag us into discounting?

Chase volume alone and it does. If costs keep rising, the point of marketing is meeting people you can explain the price to. They arrive at the open house having already seen the method and the process.
