SNS Account Management for Construction

Social Media Management for
Construction & Homebuilders

The first thing someone choosing a builder looks at isn't a brochure, it's past projects on their phone. We run the official account for homebuilders and housing companies, from filming the site and the trades through editing, posting and analysis.

Numbers

Clients look on Instagram, and they're happy with the result. Yet firms that post are still only one in three

68%

Clients research not on portals but on Instagram

Share of people who built a custom home and used Instagram to research it. Fewer than 20% used housing portals

Zeroseed survey (674 people who built a custom home, February 2020 to August 2022)

63.7%

They look to collect ideas for their ideal home

The top reason people gathered information about building on social. Looking for a housing company to talk to also scored 35.7%

Zenrin Tokai, February 2025 (n=810, people who built a detached home within the past five years)

83.4%

Of the clients who used social media, eight in ten are satisfied

Share of clients who used social media in planning their build and said they were satisfied with the house they got

Zenrin Tokai, February 2025 (n=810, people who built a detached home within the past five years)

46.9%

What worked was posting on social

The acquisition channel housing companies and homebuilders felt worked best. Social advertising tied with it, while print flyers and portals did not make the top

Biz Creation, Survey of Homebuilder Acquisition Channels 2025, July 2025 (housing companies and homebuilders, n=128)

57.6%

Of firms posting weekly, six in ten feel it works

How effective weekly, consistent posters feel it is. Among firms doing essentially nothing, the figure is 0%

Biz Creation, Survey of Homebuilder Acquisition Channels 2025, July 2025 (housing companies and homebuilders, n=128)

35.2%

Posting among construction firms: one in three

Share of construction companies using social media externally. Below the 40.8% all-industry average, and third from bottom by sector

Issues

Four things that actually get stuck when construction firms run social media

01

Nobody has a free hand

69.6% of construction companies say they are short of permanent staff. Concepts, filming, editing: in practice there is nobody to do any of it.

The fixEight to ten videos in a day, filmed alongside routine site visits and framing. Concept through editing is ours.

02

The reason to choose you doesn't travel

All a project page carries is completion photos, floor area and a construction method. Who built it, and how, never comes through.

The fixWe follow one house from setting out to handover, showing who builds it and how, as it happens.

03

You're cut before anyone meets you

The norm now is narrowing to two or three firms online before visiting. Show-home visits were also down 5.5% year on year.

The fixA series answering the questions people have about building gives them something to weigh before they visit.

04

Young people don't come

What a school leaver wants to know is what the site feels like and what the job actually is. Neither appears on the job posting or the company website, so you are cut before they apply.

The fixWe film a young worker being shown the ropes the same day and use it for the students and parents looking at hiring.

Process

From account design to posting and analysis: how it actually runs for a construction firm

Workflow

Account design through filming on site, posting and analysing enquiries, supported as one continuous process

Illustration of account design, setting enquiry KPIs from the catchment and the customer base

Phase01

Account strategy
  • Open-house and brochure KPIs
  • Defining catchment and customer base
  • Platform and funnel design

We work back from how many clients a year you want, and where.

The first things we ask about are enquiry volume, the time to contract, ad spend, the annual number of builds and the rhythm of starts. From there we set each platform's role and the KPIs.

Phase02

Planning and scripting
  • The site series and the questions series
  • Hook design (first 3 seconds)
  • Second-by-second storyboards and scripts

Half tied to the build, half publishable when the build stops.

The backbone is one house followed from start to handover. Alongside it, content answering the questions about competing quotes, cost per tsubo, insulation and build time.

Phase03

Filming
  • Batch filming timed to the programme
  • POV filming (Insta360)
  • Equipment loan also available

It becomes a camera added to the usual programme, nothing more.

The crew joins routine site visits and framing days, giving eight to ten videos in a six-hour day. Lending the equipment for your own site team to film is also an option.

Phase04

Editing
  • Pacing and on-screen text
  • Checking what's in frame
  • Your review step

We check the pace people will watch and whether the information should be public, together.

Cutting built around completion and save rates. The client's belongings, neighbouring buildings and other firms' signage are among the things checked again at the edit.

Phase05

Posting and analysis
  • Early-signal read (12–48 hours)
  • Bookings and brochure requests
  • Batch filming ahead of the season

Reporting is built on bookings and brochure requests, not views.

We read the response in the first 12 to 48 hours and carry the angle that grew into the next post. Monthly reporting leads with brochure requests, open-house bookings and cost per enquiry.

FAQ

Questions we are often asked by construction firms and homebuilders

Do you have results in construction and homebuilding?

When we meet, we show work from close industries and walk through the process in detail. The results with numbers behind them are on our hotel, restaurant, salon and tourism pages. We recommend judging us on the filming approach and the first month's proposal and storyboards.

Can you film without stopping work on site?

Work never stops. It is a camera added to the usual programme, and a six-hour day alongside the crew gives eight to ten videos. Not stopping work, not filming from dangerous angles, not publishing anything with protective equipment removed: we put those in writing.

We're worried about clients' homes, neighbours or suppliers appearing on camera.

We close that off in both the concept and the edit. What may be filmed is agreed site by site beforehand and checked again at the edit by someone else. Your approval process sits before publication, and anything you flag is swapped scene by scene.

Can it continue on trades like craning, where the window is narrow?

It can, as long as you batch-film ahead while the window is open. We build up material and publish from that stock in the months the work isn't moving. Give us the annual programme and we will build the filming calendar first.

Even if views grow, won't open-house bookings and brochure requests stay flat?

From everything we have run, views are an intermediate metric, not a KPI. We put the paths to the open-house booking form, brochure requests and LINE in order, install measurement, and track it in stages from saves through site traffic to bookings, reported monthly.

Nobody here can post. Could we run it ourselves eventually?

You can start without anyone who can post. Concept, filming, editing, posting and analysis are all ours, so you don't need to appoint anyone new. When you move it in-house, we hand over the filming formats and how to read the numbers.
