System Integration for Real Estate & Housing

System Integration for
Real Estate & Housing

The enquiries arrive, and the viewing bookings stall on the phone and in email. We design and build the LINE and booking integration, and the measurement joining advertising to enquiries.

Issues

Three things that actually get stuck in a real estate enquiry layer

01

Viewing bookings stall on the phone and in email

Enquiries outside office hours can't be answered until the next day, and by then someone else has signed them. At peak you are with a customer and can't take the call either.

The fixWe take the requirements and a time slot on LINE and pass them to the booking form. Confirmation and reminders are automatic.

02

You can't talk about ads in enquiries

Without measurement configured, the results stop at clicks. There is no way to explain which ad brought which enquiry.

The fixWe measure form submissions and appointment bookings and report enquiries and cost per enquiry monthly.

03

More listings, more forgotten takedowns

Your own site, the portals, social, advertising. The more places a property appears, the more places you have to take it down once it's let.

The fixWe turn taking let properties down into a single procedure, so nowhere gets missed.

Process

Workflow

Account details for the tools you use, and how things flow once an enquiry lands. That's all you need to prepare

Phase01

Discovery and current-state review
  • Tool inventory
  • The flow from enquiry to visit
  • Identifying the manual work

It starts with the tools you have and where the manual work appears.

The enquiry and property management systems, your own site, the portals, LINE and the advertising. We look at the state of each, then trace the flow from enquiry to viewing or appointment.

Phase02

Path and system design
  • Tool selection
  • Designing the integration
  • Tracking design

We make finding you and viewing one continuous line.

We share a diagram of what social, advertising, your site, LINE and the booking system each handle. Alongside the conversion metrics, we also decide here where the check on taking let properties down sits.

Phase03

Build and configure
  • The LINE rich menu
  • Connecting the booking form
  • Tracking tags

Leave everything inside the admin screens to us.

Building the rich menu and auto-replies, connecting the viewing and appointment form to the booking system, configuring the pixel, Conversions API and GA4. That is the build.

Phase04

Testing, migration and training
  • Test bookings
  • Migrating enquiry data
  • Manuals and training

We book it for real and confirm it works before going live.

We push test enquiries and viewing bookings through and confirm how notifications arrive, how they are assigned and how the measurement records them. Existing enquiry data and followers migrate afterwards.

Phase05

Optimization
  • Running the LINE messaging
  • Monthly reporting
  • Sync with social and ads

After launch we keep it running and keep improving it.

We continue the LINE messaging and improvements to the form and booking paths, and deliver a monthly report on enquiries and cost per enquiry. Ahead of the peak, we bring the messaging and budget forward.

FAQ

Questions we are often asked in real estate and housing

Can we keep the enquiry and property management systems we already use?

You can proceed with them. We build around your existing systems, your own site and your LINE official account. Even without an integration feature, we can join them up by pointing the forms at the same destination or handing straight to the booking page.

If viewing bookings move online, won't fewer calls mean lost sales opportunities?

This isn't about removing the phone. The aim is to catch what is lost outside office hours and while you are with a customer. With the preferred time and property already in hand, the call back starts from working out the details.

How far can Meta ad results be counted as enquiries?

Form submissions, completed appointment and viewing bookings, brochure requests, and LINE follows. We configure all of those so it can be judged on enquiries and cost per enquiry. We don't guarantee attribution through to signed contracts.

Can the system stop us forgetting to take let properties down?

Honestly, not completely. But it lowers the odds. Keep one list of where each property appears across your site, the portals, social and advertising, and set who checks and how often, triggered by the let being entered.

We need owner or head office approval. Can you give us something to take to them?

We provide it in a form you can use for approval: the path design, the systems being connected and how the data moves, the metrics counted as results, a quote priced to the work and a phased schedule. All in one set.

Do you have results in real estate and housing?

When we meet, we show examples and the process from close industries. The results with numbers behind them are on the social media management page for estate agencies.
