Issues

Four things that actually get stuck when estate agencies run social media

Illustration of a scrolling screen packed with near-identical property cards, and a finger scrolling

01

You aren't where the decision happens

The comparison is finished on a phone before anyone visits. A portal never conveys which company, or which person, will show them round.

The fixFirst-person video from the front door to the window shows, on the phone, who will show them round and how.

02

What stops it is people

The top reason for stopping wasn't doubt about results; it was having no member of staff who could take it on.

The fixWe film alongside vacancy checks, and with nobody on camera it continues without tying up a member of staff.

03

Nobody knows where the enquiries came from

Without measurement in place, what social contributed ends at a vague sense that things went up.

The fixWe put the paths and the measurement in order before starting, and report enquiries and cost per enquiry monthly.

04

Nobody knows what the job is, so nobody applies

What property management actually involves is unknown to the public. You realise you are short-staffed just before the peak, and advertising then is too late.

The fixWe film a day of accompanied viewings and use the same video for both marketing and hiring.

Process

From account design to posting and analysis: how it actually runs in real estate

Workflow

Account design through filming, posting and analysing enquiries, supported without handing anything off

Illustration of account design, setting the KPIs and funnel from enquiry to contract

Phase01

Account strategy
  • Enquiry and visit KPI design
  • Defining the area and customer base
  • Platform and funnel design

We work back from how many, in which area, you want.

Enquiry volume and visit rate, portal listing fees, the months that drop in the quiet season. We ask about those, then set each platform's role and the KPI tree first.

Phase02

Planning and scripting
  • Property content and series content
  • Hook design (first 3 seconds)
  • Second-by-second storyboards and scripts

Content that depends on a property and content that survives it, roughly half and half.

Room tours and accompanied viewings are the backbone. Alongside them, series on deposits, referencing and walking the area, worked up into storyboards.

Phase03

Filming
  • Filmed alongside vacancy checks
  • POV filming (Insta360)
  • Equipment loan also available

The camera runs while the usual work happens.

The crew joins vacancy checks and key handovers, giving eight to ten videos in a six-hour day. Lending the equipment so your own team films is also possible.

Illustration of the editing phase: producing captions and thumbnails

Phase04

Editing
  • Pacing and on-screen text
  • Required disclosures applied
  • Your review step

The pace people will watch and wording that clears the rules, at the same time.

Cutting built around completion and save rates, then a second check at the edit on rent and availability wording and on nameplates in frame.

Phase05

Posting and analysis
  • Early-signal read (12–48 hours)
  • Enquiries and cost per enquiry
  • Removal after a let

What gets reported isn't views; it's enquiries and visits.

We watch the first 12 to 48 hours and extend whatever angle grew to other properties. Monthly reporting runs enquiries, cost per enquiry and appointments, and we handle removal after a let.

FAQ

Questions we are often asked in real estate and housing

Our properties change every month. Can video work still continue?

It can. We build in a rule to remove or replace video of a property once it is let, and run a series alongside that doesn't disappear when the properties change. Even in a month with few vacancies, the volume holds.

Do social posts fall under the rules on bait advertising?

They do. It is territory where the Real Estate Brokerage Act's prohibition on exaggerated advertising, the fair competition code on property advertising and the advertising law all apply at once. Who removes or corrects listings for let properties, and by when, goes into the operating rules.

We have nobody who can take it on. How much filming time does it need?

What we ask of you is help with the filming and one monthly check-in. Concepts, filming, editing, posting and analysis are all handled as managed work, and filming alongside vacancy checks gives eight to ten videos in a six-hour day.

Even if views grow, won't enquiries and visits stay flat?

Views sit as an intermediate metric in the KPIs. We put the paths to the enquiry form and appointments in order and install measurement on your site, then follow it in stages: saves, profile visits, site traffic, appointments.

The gap between peak and quiet seasons is huge. How do you design for it?

We film and edit through the quiet months to build up a stock of posts, and publish intensively from just before the peak. The quiet season is positioned as the period for getting the company and its people remembered through the series content.

We want to run it in-house eventually. Can it be transferred?

It can. We hand over the filming approach, the content plan, the pre-publication checklist and how to read the numbers, all documented. After the transfer we can still take partial work, such as editing only or analysis only.
