Issues

Three things that actually get stuck when real estate works with influencers

Illustration of a finger scrolling a portal screen of near-identical property cards

01

The company disappears inside the portal

On a screen of near-identical property cards, all that gets chosen is the terms. No reason to ask for the company by name survives.

The fixWe pick lifestyle creators who can articulate why you'd rent through this company.

02

The office is full, so posting doesn't last

Viewings and contracts take everything, and filming and posting never get a look in. With no structure to sustain it, the updates stop one day.

The fixFilming and posting complete on the creator's side, so the office never stops.

03

It never shows up as enquiry volume

Publish with no LINE sign-up and no appointment link and all that remains is views.

The fixWe report against enquiries, appointments and brochure requests, and posts that responded go into advertising.

Process

From building the shortlist to measuring the effect: how it actually runs in real estate

Workflow

Selection and negotiation through filming, posting and measurement, supported end to end

Phase01

Kickoff meeting
  • Your operating area and customer base
  • The mix of your current enquiries
  • Defining the conversion point

We turn who you want enquiring into a map and a description of a property.

Enquiries, appointments or brochure requests: we settle the result being targeted first, then ask about your operating area and the current mix of enquiry routes.

Phase02

Casting plan
  • Room tour and lifestyle candidates
  • Number of creators and quote
  • Secondary usage rights, planned in

The measure isn't follower count; it's recent views and the overlap with your buyers.

We build the shortlist around room tour and lifestyle creators, and present a list where we have checked recent average views, follower ages and locations, and any previous work in the sector.

Phase03

Filming and publication
  • Agreeing what may be filmed
  • Checking the required disclosures
  • Pre-publication review

We settle which property appears and check the disclosures before publication.

Where filming may happen, and what keeps tenants and neighbours out of frame, need agreeing in advance. The required disclosures and the PR labelling are checked before publication.

Phase04

Post-campaign measurement
  • Insight collection
  • Reconciled with enquiries and visits
  • Turning winners into ads

Measured on enquiries and visits, with posts that grew moving into advertising.

We report the insights collected alongside enquiries, appointments and brochure requests. Posts that responded go into advertising confined to your operating area.

FAQ

Questions we are often asked in real estate and housing

Do influencer posts fall under the Real Estate Brokerage Act and the fair competition code on property advertising?

Once they count as a business's advertising, yes. Where a post shows a property, we build in the required disclosures, such as availability date and walking time, and put removal and correction on completion into the contract.

Under the stealth marketing rules, who is responsible?

Not the poster, but the agency or housebuilder involved in deciding what is shown. Identifying the advertiser and the nature of the relationship goes into the contract as a clause.

Do you cast different people for lettings than for housebuilders?

Yes. For lettings, room tour creators who live in your operating area; for custom homes, home and lifestyle creators chosen for fit with your construction method and price bracket.

Can we do it on a referral fee paid on completion?

It can be structured that way, though honestly few creators accept it. A combination — a lower fixed fee plus a referral fee on completion — is the realistic version.

We have internal rules and can only start small.

One video with one or two creators is fine. For lettings, casting several creators with a few thousand followers who live in your operating area actually produces more enquiries.

Do you have results in real estate and housing?

We explain how it runs in real estate with examples from close industries when we meet. On social media management, see the Social media management for estate agencies page too.
